Reservation
Reservations are confirmed once the deposit or full payment is received.
For reservations made more than one month before arrival, we hold your reservation for 72 hours to allow your payment to reach our account. If payment is not received within this time frame, we reserve the right to release the dates.
Date changes within 30 days of arrival subject to availability and incurs 50% fee of the booking value.

Cancellation Policy
Any cancellation received more than 30 days prior to the arrival date will incur a charge of 50% of the booking value.
Any cancellation received within 30 days prior to the arrival date will be charged 100% of the booking value.
Failure to arrive at the property will be treated as a No-Show and will incur a charge of 100% of the booking value.
Travel Insurance and Weather Disruptions
We strongly advise guests to purchase comprehensive travel insurance, as our cancellation policy remains in effect regardless of unforeseen circumstances, including flight delays, travel disruptions to Ubud, weather-related delays, or personal emergencies. As we cannot offer refunds or modifications outside our standard policy, securing adequate coverage is the guest’s responsibility.
No-Show Policy
Failure to arrive at the property due to personal reasons, emergencies, or weather conditions are treated as a No-show and are not eligible for a refund.
Amendments to Standard Policy
Any exceptions to the standard cancellation policy must be agreed upon before a reservation is confirmed. Once a booking is made, the cancellation policy remains final, and no further modifications will be accommodated. Any pre-agreed amendments will be confirmed in writing via email.
